House has been built in the typical rustic style of this region of Central Portugal – The Green Triangle area, and has never been inhabited. It’s ideally located on the banks of the River Dão, and faces charming Santa Comba Dão, where two other rivers – Críz and Mondego – convergent flow into the Aguieira dam, lending this spot an unparalleled natural beauty. The property as a whole measures 5.87 hectares (58,739 m2) and comprises three lots, each with its own registration. The land abounds in various indigenous trees, including pine, oak and chestnut and is also home to the charming ruins of an 18th Century oil mill. All plumbing is fed by a private well and the water is suitable for drinking. Electricity is provided by EDP.
The house has an area of 190 m2, split over two floors, both with direct views to the river. There is also a garage with space for car and motorbikes.

Ground floor
This floor features an ample living/dining room with a granite fireplace with a radiating heating system, and French windows opening to a terrace that faces the river and runs the length of the house. The kitchen is conveniently located beside the dining area and fitted with an open window. The kitchen has been fully fitted with plumbing and electricity and is ready to be installed.
There are also two bedrooms and two bathrooms, one is on suite.
The stairs in the entrance hall give access to the upper floor.

1st Floor
The first floor has sweeping ceilings and is entirely lined in hardwood. Presently there is one large open space with a granite fireplace, a third bedroom and a bathroom.
The open area can be easily divided into up to three additional bedrooms.
The city of Santa Comba Dão is a 10-minute drive away, where we find all the services and amenities, as well as many tourist attractions. Is served by train station from all over the country.
